78K water damage to this house, Grosse Pointe,MI

In Feburary of 2004, I was called out to look at a house at 736 Neff in Grosse Pointe, MI. The owners were Tom and Nancy Brennan, I met Tom at the house they no longer lived there they had a home in Grosse Pointe Woods, His sons were living there, well anyways they where all up north skiing for 7 days. well some time the pipe under the sink in master bathroom froze. it split and water was poring out of a 3/8 line. by the time the boys got home they found as they said Naigara Falls, water was coming out of the ceilings, walls and down the stairs, the basement was flooded with about 3' of water.

Well after the demo of ceilings and walls, we came in and put it back together to a point, These pictures just show a very small porsion of all the work we did, The electrical alone took us three weeks, plus plumbing,

Well we got all the sheetrock in the house time to rock and roll

Got the sheetrock in the house, I will say it was a bit of a workout since it was snowing that day,

These are two arches in the Kitchen going to the upstairs and basement

I took and pickeled the cabinets to give them a rich look since they were cheap cabinets

Here we took Home Depot unfinished cabinets, and I pickeled them the insurance claim only gave them enough money for the cheapest and the good Doctor did not want to put any of His money into the project.

Here the Crown Moulding runs a total of 134' plus the Living Room was another 60' but the Crown in the Living Room was a larger style.

We used Bruces Maple flooring with a Cherry stain

Installing Bruce's Hardwood flooring from Lowes, This was some very nice flooring, we installed the  Maple 3 1/2"x 3/4" Cherry stain with gloss finish, This floor was a challegen since we had to tie the bedrooms into the hall with the breakfast nook, kitchen then it runs into the dining room and living room,just over 1200 sqft. Even tho the Allstate Adjustor figured it at 1000 sq ft.

Here we opened the rooms up install LVL Beams and all new electrical

Well the wiring of this place was a job, took three weeks for us to get all the electrical done, along with new Circuit breakers,

We started to put the house back together

Wanted to give the house a 1920's feel to it, Since any trace of the orginal plaster work had been thrashed, I took what I had, and did the best I could, with what I had to work with. And to tell you the truth I feel we did a top notched job.

This Crown Moulding was one of the ideas I had to give the House it's 1920's look

With the Crown Moulding I ran from the Dinning Room into the Kitchen and then to a Breakfast nook off the small Hall,

The good Dentist didn't want to spend any of his money so we bought the cheapo cabinets from Home Depot

Here are the Home Depot cabinets that we put in the kitchen,

Here in the Living Room I added a Medillion to go along with the Crown Moulding

Here's looking from the Kitchen floor so you can see the Crown Moulding and Medillion in the Living Room ceiling,

The house was so uneven that the walls dropped away from the center of the house by 2 1/2"

Standing in the dining room looking to the back of the house. We had to run the boards across the floor joists, which made for the right measurements when it came to the bedrooms. all in all it came out very nice.

The trim was installed on windows doors and base boards

We also installed the Baseboards in all the rooms, I choose the Colonial style 4" baseboards, It gave the floor a nice rich feel to it.
